We are seeking an energetic and strategic Head of Sales and Leasing to lead our sales initiatives and leasing operations within the property management and real estate sectors. The Role
As Head of Sales & Lettings, you will take ownership of LIVINGWAY’s entire leasing function, setting strategy, leading a high-performing team, and delivering strong revenue performance across all assets. This role is instrumental in shaping how the LIVINGWAY brand is experienced at every stage of the resident lifecycle.
You will oversee sales performance, resident onboarding, renewals, market positioning and team leadership, ensuring that every touchpoint reflects excellence, consistency, and commercial awareness.

Key Responsibilities (including but not limited to)
Key Responsibilities
Leasing & Performance
- Oversee leasing activity and performance across all sites.
- Set portfolio wide rent strategies, renewal targets, and occupancy goals.
- Ensure pricing and incentive decisions are data-driven and aligned with brand positioning.
- Track enquiries to move in conversion rates, ensuring each stage of the journey is optimised.
Team Support & Collaboration
- Partner with Community Managers to mentor, support, and elevate on-site leasing and resident liaison teams.
- Lead weekly leasing performance reviews, sharing insights and actions.
- Create a culture of accountability and celebration, recognising success and sharing learnings across sites.
Marketing & Campaign Alignment
- Work closely with marketing to align digital and paid ad campaigns with leasing objectives.
- Ensure property listings, social media, and paid ads accurately reflect the LIVINGWAY tone and lifestyle.
- Review performance data to guide marketing spend and creative direction.
Systems, Data & Reporting
- Oversee CRM performance and pipeline integrity (Yardi or equivalent).
- Deliver weekly and monthly performance dashboards on occupancy, rent levels, and conversions.
- Forecast occupancy and rental income to support investor and finance reporting.
Brand & Experience
- Ensure every prospective resident receives a LIVINGWAY standard experience consistent, personal, and memorable.
- Collaborate with the Experience Team to improve pre move in communication, handover, and feedback processes.
- Use insights from reviews and resident feedback to refine the leasing journey continually.
New Site Launches
- Lead leasing mobilisation plans for new sites from pricing strategy to pre-launch campaigns.
- Benchmark competitors, set initial rent structures, and ensure smooth transitions to stabilised occupancy.
- Represent LIVINGWAY in local communities and events to grow awareness and build demand.
Experience & Skills
- Proven experience in leasing, lettings or sales leadership (Build-to-Rent, residential or hospitality background preferred)
- Strong understanding of local North West rental markets
- Excellent leadership, coaching and collaboration skills
- Commercially focused with a love for people, design, and lifestyle
- Comfortable with CRM systems and performance dashboards
- Energetic, creative, and passionate about delivering a 'wow' resident experience
