About the vacancy:

We're looking for an experienced and dynamic Area Housing Manager to lead our housing and neighbourhood services across Hedyn communities. This senior role provides strategic and operational leadership, ensuring high‑quality, resident‑focused services that support tenancy sustainment and vibrant, sustainable neighbourhoods.

In this role you'll lead a place‑based team, drive performance and service improvement, manage complex casework, and build strong partnerships with internal teams, local authorities, and community organisations. With responsibility for compliance, service delivery, and shaping resident experience, this is a key role influencing how we support our communities now and in the future.

Specifically, in the role you will:

  • Lead, motivate, and develop a place-based, multi-faceted housing team to ensure high performance, accountability, and professional growth.
  • Oversee all housing management & neighbourhood functions including but not limited to: lettings, tenancy/occupation contract management, estate management, decants, Anti-social behaviour casework, contract breaches, property inspections and consultations in line with Housing Management policy and procedures.
  • Responsibility for the preparation and management file structures that maintain accurate records for contracts, legal cases, allocations, transfers/exchanges, and occupation contract breaches.
  • Represent Hedyn in court proceedings, stakeholder forums and networking events; provide legal advice and support on complex case management and legal matters and deputise for the Head of Housing when needed.
  • To lead and collaborate with internal teams and external stakeholders; including landlords, statutory and voluntary organisations, contractors, and legal advisors to enhance housing services and effectively manage, negotiate and influence on operational and strategic decisions.
  • Deliver and oversee place-based services that support housing design and tenancy/community sustainability, supporting your teams to utilise mediation, conflict resolution and other tools for early intervention and property access where applicable.
  • Provide assurance to the Executive on compliance, performance, legal/regulatory requirements and risk in relation to housing and neighbourhood services.
  • Promote resident satisfaction, engagement, and empowerment through inclusive and focused initiatives and processes.
  • Drive and support initiatives that enhance resident satisfaction, engagement and empowerment whilst promoting inclusion.
  • Act as a Safeguarding Champion and ensure compliance with prompt action being taken with concerns, building strong relationships with local authority teams and partners.
  • Use data and insight to identify trends, develop key performance indicators and innovate with service delivery that aligns with corporate objectives and underpin Executive and Board reporting
  • Develop and implement policies and strategies aligned with our legal/regulatory obligations and organisational goals.
  • Lead on partnership agreements and projects with local authorities and police to support housing management, estate management, community safety and service delivery.
  • Ensure services align with the organisation's pledge on Equity, Diversity, and Inclusion, aiming for zero evictions into homelessness.
  • Contribute to departmental business planning, risk management, audits, continuity and budget setting. ensuring value for money whilst utilising operational, financial, health and safety, GDPR, and customer satisfaction metrics.
  • Drive service improvement through innovation, resident feedback, and emerging trends.
  • Embrace digital technology and sector best practices to enhance operational efficiency and resident experience.
  • Conduct regular performance reviews and provide coaching and support to team members.
  • Collaborate with other service managers to ensure effective delivery of operational services.
  • Ensure that annual work programmes are achieved, delivered and support long-term sustainability.
  • Monitor operational performance using financial, health and safety, GDPR, and customer satisfaction metrics.
  • Drive and support cultural change aligned to Hedyn's mission, vision, and values.
  • Monitor and enhance operational performance by managing budgets effectively, ensuring value for money with financial control, whilst utilising operational, financial, health and safety, GDPR, and customer satisfaction metrics.
  • To undertake any other duties as deemed reasonable/commensurate to the role
