The Role

CHX is creating the future of real estate investing. We are hiring for cognition, not credentials.

This 12-week paid internship isn’t about “getting experience” or a placeholder on your CV. The premise is progression to a full-time role through clear targets and expectations, set out from day one, no guesswork, no nepotism.

You will be CHX’s first marketing hire. You’ll work directly with the founding team, own the inbound landlord pipeline end-to-end across whichever channels you decide are worth running, and hand qualified leads to the Portfolio Development team to close. This is a role for someone who wants to test, measure, and own their own ideas, not execute someone else’s brief.

What is CHX?

At $290 trillion, real estate is the largest asset class in the world. Yet rental income remains completely uncertain - vacancies, arrears and defaults.

CHX is an AI fintech that makes rental income certain for landlords and agencies. We guarantee rental income, paid from day one, whether the property is occupied or not. Our AI underwrites every deal, pricing income risk at the individual property level, something that was economically impossible before.

We are not a letting agent. We are not a property manager - our landlords and agents handle that themselves. We are a principal risk-bearing financial institution that happens to operate in residential real estate.

Responsibilities

  • Build CHX’s inbound landlord acquisition engine. Select, test, and prove out channels (paid, content/SEO, organic social, partnerships/PR) with data, not opinion.
  • Generate qualified inbound landlord leads and hand them to the Portfolio Development team, tagged and execution-ready, for discovery calls and closing.
  • Write the ad copy, build the creative concepts, and decide on messaging yourself, there's no agency or copywriter to hand this off to.
  • Manage a dedicated marketing budget with real financial discipline, every pound is accountable, and you know your cost-per-lead and ROI without being asked.
  • Produce weekly performance reports and data analysis for the exec team, covering every channel and experiment you run.
  • Maintain flawless attribution and reporting, every lead tracked, tagged, and traceable to source, in real time.
  • Hit and exceed explicit performance KPIs measured on qualified lead (MQL) volume and the rate at which those leads convert to signed deals.

The Renters’ Rights Act takes effect in May 2026 - the most significant regulatory shift in UK private renting in 40 years. Section 21 goes. Advance rent gets banned. The operational burden on landlords increases dramatically. Every one of those changes makes CHX more valuable. This is the role where you ride that wave, not watch it from the shore.

What we’re looking for?

  • Intellectually sharp. Elite intellect, preferably from a top-tier university: Oxbridge, LSE, UCL, King’s, Durham, or equivalent. Strong academic record, but crucially, you can apply that intellect commercially.
  • A builder, not a follower. You’ve made something from nothing before — a campaign, a following, a project, a small business. You don’t wait for a brief; you write your own and defend it with data.
  • Genuinely creative and strategic. You can generate ideas and you can tell which of your ideas are actually good before you spend budget on them. Both halves matter — creativity without rigor burns cash; rigor without creativity produces boring ads nobody clicks.
  • Comfortable with ambiguity. There is no existing channel strategy, no template, no manager who has done this before at CHX. You’ll build the first version and be wrong some of the time — and treat that as data, not failure.
  • Commercially literate. You understand a funnel, a CAC, a conversion rate, and why a “qualified” lead is worth more than ten unqualified ones. You reason from first principles about what makes a landlord raise their hand.
  • Mission-aligned. You’re choosing the work over the title. You’d rather build something real at a fast-growing company than be an unknown at a big firm.

Comp Plan

Base Salary: £200-£400 per week

Performance Bonuses: Uncapped pipeline bonuses tied to qualified leads that convert to signed deals.

Fast Track Conversion: Conversion to full-time role upon successful internship completion, or sooner for the best of the best.

Equity: Direct ownership stake in CHX granted upon transition to a full-time role.
