Full job description

Junior Lettings Negotiator/Administrator

Reporting to the Branch Manager, the successful applicant will be given full training in all aspects of lettings' administration with a view to taking on the management of their own portfolio of properties once they have fully grown into the role.

Some Saturday working will be required, with a day taken off in lieu during the week worked.

The successful applicant must be able to drive and have use of a car on a daily basis.

Initial responsibilities will include, once full and appropriate training has been given:

· arranging and attending property viewings

· attending sales viewings on behalf of the Sales Manager, on occasion

· arranging and attending property inspections

· responding to maintenance problems arising from inspections and recording all relevant information on the property management system, as required

· conducting and completing schedules of condition at vacant properties

· controlling, and recording for security purposes, the issuing of keys, as required

Further responsibilities will eventually include:

· negotiating the terms of a let with the landlord and tenant

· checking tenant references and considering their suitability

· preparation of contracts between tenants and landlords

· arranging for and attending property check-ins/check-outs

· liaising with landlords and tenants on any necessary deposit deductions

· checking and approval of tradesmen's invoices

Job Type: Full-time

Pay: £26,000.00-£28,000.00 per year
