Surveyor - Property & Asset Management

Position Overview
We are seeking a motivated Surveyor to join our Property & Asset Management division, managing a diverse portfolio of commercial properties for a range of clients. This role offers exceptional career development opportunities for an ambitious professional looking to build expertise in strategic asset management while making a meaningful impact on property performance and client success.
You'll work directly with some of London’s most prestigious commercial properties, from Grade A office buildings to mixed use sites, gaining exposure to complex property challenges and innovative solutions that shape the future of real estate.

Core Responsibilities
Portfolio Management Excellence
Take ownership of a defined property portfolio, serving as the primary technical advisor to Asset Managers and clients. You'll analyse property performance metrics, identify optimization opportunities, and implement strategies that enhance asset values while maintaining exceptional occupier satisfaction. Your insights will directly influence investment decisions and portfolio strategies.

Lease Management Expertise
Lead the technical evaluation of occupier requests including alterations, assignments, rent reviews, and lease renewals. Conduct thorough assessments considering legal, technical, and commercial implications, providing expert recommendations that protect client interests. You'll develop strong negotiation skills while managing complex lease compliance matters and resolving disputes through professional dialogue.

Financial Performance Optimisation
Drive rental income through proactive management of rent reviews, service charge recovery, and arrears management. Support asset valuation processes by providing detailed market analysis and property intelligence. You'll collaborate with finance teams on budgeting and forecasting while identifying cost optimization opportunities across your portfolio.

Occupier Relationship Excellence
Build strategic partnerships with tenants and occupiers, understanding their business objectives and property requirements. Your relationship management skills will enhance occupier retention, identify expansion opportunities, and gather valuable market intelligence that informs portfolio strategies. Deliver exceptional customer service that positions JLL as the partner of choice.

Technical Assessment Leadership
Conduct comprehensive building surveys, condition assessments, and technical due diligence. Prepare detailed reports identifying maintenance requirements, capital investment opportunities, and risk factors. You'll coordinate with specialist consultants and contractors to ensure optimal property performance and compliance with all regulatory standards.

ESG & Sustainability Implementation
Champion environmental initiatives across your portfolio, supporting clients' net-zero commitments and ESG objectives. Implement energy efficiency programs, coordinate sustainability certifications (BREEAM, LEED), and identify innovative solutions that reduce carbon footprints while enhancing property values and occupier wellbeing.

Project Delivery Management
Oversee capital improvement projects, major maintenance works, and tenant fit-out coordination. Manage project timelines, budgets, and contractor relationships while ensuring minimal disruption to occupiers. You'll develop project management expertise while delivering complex initiatives from conception to successful completion.

Strategic Reporting & Analysis
Prepare comprehensive portfolio reports combining technical insights, market analysis, and performance metrics. Present findings to clients and senior stakeholders, demonstrating the value of proactive asset management. Your analytical skills will identify trends and opportunities that drive strategic decision-making.

Innovation & Technology Integration
Embrace PropTech solutions and digital transformation initiatives that enhance property management efficiency. Utilize building management systems, IoT sensors, and data analytics to optimize property performance. You'll contribute to innovation projects that position JLL at the forefront of industry evolution.

Essential Qualifications & Experience
Professional Credentials
RICS qualification or working toward chartership with demonstrated progress

Degree in Surveying, Real Estate, Construction Management, or related discipline

1-3 years’ experience in commercial property, surveying, or asset management

Valid UK driving license for property inspections

Technical Competencies
Strong understanding of commercial lease structures and property law

Knowledge of building systems, construction methods, and maintenance requirements

Proficiency in property management software and Microsoft Office Suite

Understanding of financial analysis and property investment principles

Professional Skills
Excellent communication and presentation abilities across all stakeholder levels

Strong analytical and problem-solving capabilities with attention to detail

Project coordination experience with ability to manage multiple priorities
