Job Vacancy: Operations / Contracts Manager

Starting Salary: £50,000+ per annum (dependent on experience) + benefits

Location: Office in Leigh, Gr. Manchester, and construction sites across the North West.

Expected Start Date: January 2024

About Us:

Established in 2008, Structures Group’s parent company, WJ Structures Ltd, took the restoration and refurbishment sector by storm and quickly positioned itself as a market leader. We offer a cost-effective masonry remedial and heritage restoration service, suitable for a wide variety of applications and requirements in the Construction Industry. Due to the growth of the business, we are looking for an experienced operations / contracts manager that would lead multiple projects simultaneously alongside our commercial and operational team in the North-West area.

Job Role/Main Responsibilities:

- Working hours: Monday to Friday (7.30am – 5.00pm).

- Customer liaison.

- Planning and organising projects across the North-West from pre-con through to handover, with project values of £500,000 - £2m.

- Oversee and manage all aspects of contract administration, including drafting, negotiating, and reviewing contracts.

- Review drawings and raise RFI’s.

- Ensure compliance with contract terms and conditions, as well as applicable laws and regulations.

- Identify potential risks and propose mitigation strategies to protect the organization's interests.

- Monitor contract performance and address any issues or disputes that may arise.

- Work with the health and safety officer to produce, update, and implement site health and safety documents.

- Manage quality procedures by ensuring works are complete to high standard and quality inspection records are completed and documents are kept up to date.

- Agree timescales, costs and resources needed to deliver a project.

- Lead a project team and direct a multi-disciplinary team.

- Negotiate with contractors and suppliers.

- Communicate with staff effectively at every level.

- Manage direct work force and sub-contractors.

Essential:

- Industry experience; familiarity with relevant industry regulations and standards.

- Experience in restoration, masonry and refurbishment.

- Ability to read and interpret drawings, specifications, and programmes.

- Strong knowledge of contract law and legal principles.

- Excellent negotiation and communication skills.

- Attention to detail and ability to analyse complex contractual documents.

- Strong organizational and time management skills.

- Ability to work independently and prioritize tasks effectively.

- Full, UK driving licence (preferably clean, no more than six points).

- Strong IT skills.

- Applicants must possess a construction-based qualification (minimum HND or similar).

- CSCS Card.

- SMSTS.

Desirable (Training Will Be Provided):

- First Aid.

- Asbestos Awareness.

- Pasma/Basic Scaffolding Inspection.

- Refurbishment sector relevant industry experience.

- Proficient in using contract management software or tools, such as costing/measurement/accounting software, e.g. Bluebeam, Planswift and Eque2.
