Job brief

We are looking for an experienced Project Manager to manage organization of key in house projects, which will include redevelopment of existing buildings, new build and mixed use schemes. The project manager should have an appropriate background which will include management, budgeting and analysis, and QS skills would be an advantage. RICS qualifications would be preferred but not essential. You will report directly to the managing director and will learn every aspect of self-storage development.

The Role

The successful applicant will be the sole projects lead ensuring all projects are delivered on time, within scope and within budget. Co-ordinating internal resources as well as third party suppliers and contractors for the flawless execution of projects. The position will be interesting, varied and challenging, with excellent future prospects.

Responsibilities

• Coordinate internal resources as well as third party suppliers and contractors for the flawless execution of projects (handling 1 to 2 key projects at any one time)
• Ensure that all projects are delivered on-time, within scope and within budget
• Developing project scopes, program and objectives, involving all relevant stakeholders and ensuring technical feasibility
• Ensure resource availability and allocation
• Develop a detailed project plan to track progress and oversee all trades
• Use appropriate verification techniques to manage changes in project scope, schedule and costs
• Measure project performance using appropriate systems, tools and techniques
• Report and escalate to management as needed
• Manage the relationship with all parties
• Perform risk management to minimize project risks
• Establish and maintain relationships with all project parties
• Create and maintain comprehensive project documentation
• Day to day property maintenance of existing store estate

Requirements

• Proven track record in construction, fit out, refurb and building project management
• Solid technical background, with understanding or hands-on experience
• Ability to effectively communicate with all project parties
• Excellent written and verbal communication skills
• Solid organizational skills including attention to detail and multi-tasking skills
• Strong working knowledge of appropriate software
• Able to use standard Microsoft office packages: Word, Excel, PowerPoint
• A hands-on, can-do attitude with initiative to work well individually and in a team

Job Brief
In this exciting new role, we are looking for an experienced Senior Project Manager to join the team in a newly created role to manage and lead the projects team to organise and deliver all key in house construction and refit projects. The ideal candidate will have a proven track record and background in construction project management; building teams, team leadership, with business skills and acumen, budgeting and analysis. An Overview

● Dealing with clients and their representatives before, during and after project completion via email and telephone.
● Phone calls to build relationships in construction, whilst backing up arrangements on email, and updating our CRM is crucial. You need to be firm, friendly and fair in order to retain and develop customers.
● Identifying and controlling risk, whilst flagging potential risk elements of the ongoing projects. Full responsibility for delivering projects, controlling labour and integrating with the QS/Estimating/ Sales Pre-Qualification team.
● Reporting cost changes to the QS team and having ultimate control on profit margins with the responsibility to introduce cost savings to ensure the success of the company's project department.
● Contract negotiation: the assumptions from our contracts received can be tested and declined as it is only the first round of negotiations.



Day to Day

● Project tracking meetings.
● Making pre-project start calls to check assumptions, as technical information is crucial.
● Gathering and checking assumptions with Installers when initiating the installation, cross-referencing technical and contractual information.
● Preparing and sending R.A.M.S.
● Organising, scheduling and sending job sheets and purchase orders for sub-contractors. Scheduling with our In-House Surveyor for Pre-Starts, Progress check ins and Sign Offs.
● Helping to resolve contract/relationship issues that occur on site.
● Working closely with our in-house Quantity Surveyor, ensuring tracking variations, whilst seeking customer approval with minimal time delays.
● Assisting in ordering materials on time and material logistics with site.
● Using a handful of software systems simultaneously, following a workflow designed to benefit all parties.

Your Skillset

● Be a great communicator with the ability to communicate verbally in a clear, polite and professional manner over the phone. Clear and concise through the written word via email.
● Preferably have experience in the construction industry, preferably with a background as a tradesman, or have worked in a similar fast paced industry with the understanding of difficulties faced day to day on building sites across the UK.
● Have the ability to see the detail in words and numbers, and the ability to stay alert within a fast paced working environment, with multiple daily deadlines.
● Previous experience with project organisation is preferred.
● Be a good problem solver and have the ability to make difficult decisions if necessary.
● A positive outlook and a "can do" attitude that will influence the outcome of all day to day tasks, which lead to positive major outcomes.
● Enjoy interacting with people, both internal and external to the company.
● Excellent organisation, self motivation and ability to prioritise tasks.
